This is where we find some of the best rental potential in central Maryland.  There are also some specific considerations when seeking to invest in real estate in Baltimore County.  The County is vast, and one property might show excellent rental potential while the neighboring house has little to no investment potential.  It is very important to be able to recognize the costs that you will incur with any rental property that you are considering.  You will find many older properties, and many of these properties will need some upgrades or remodeling before we can rent them.  Perhaps the difference between a good investment and a bad one might be difficult to recognize, but your manager/agent will help you to distinguish between the two.

 How to determine investment potential in Baltimore County:
  • The age of the property
  • The structural integrity/mechanical systems
  • Age of the roof / Number of layers on the roof (2 max)
  • Plumbing
  • Electric
  • Foundation (Look for settlement problems, cracks, foundation beam, footers)
  • Identify what the rent will be
  • Evaluate what your expenses will be prior to renting the unit
  • Determine if the property meets the majority of the Inspection Requirements for a rental License in Baltimore County
  • Determine the difficulty in procuring qualified long term tenants

In Baltimore County you will need to hard wire your smoke detectors to the main electric panel.  The smoke detectors must also have a battery backup function.  Please see the link above for the specific smoke detector requirements for Baltimore County.

You will also need to have carbon monoxide detectors.
